Avoid These 7 Mistakes First Home Buyers Make

The lending process has changed, and even a small misstep between pre-approval and settlement can cost you thousands or derail the purchase entirely.

The Timing Gap Between Pre-Approval and Settlement

The period between pre-approval and settlement is where most first home buyers run into trouble.

In our experience, buyers often treat pre-approval as a green light to change jobs, buy a car on finance, or take on other credit commitments. Lenders reassess your financial position at settlement, and any change to your income, employment or credit file can trigger a fresh review. Consider a buyer who secured pre-approval in June, accepted a redundancy payout in August, and started a new role in September. By settlement in October, the lender required three months of payslips from the new employer before releasing funds. The contract had no finance clause, so the buyer faced a default scenario with the deposit at risk.

The same principle applies to using a credit card more heavily than usual or missing a single utility payment. Lenders pull a fresh credit check within days of settlement. A single unpaid account that wasn't there at pre-approval can delay or block funding.

Misunderstanding What Genuine Savings Actually Means

Genuine savings are funds you've held in your own name for at least three months.

A gift from a family member, a tax refund, or a recent bonus payment don't automatically qualify as genuine savings unless they've been held in your account for a minimum of 90 days before application. Different lenders apply different tests, but the three-month rule is the most common. If you're relying on the Australian Government 5% Deposit Scheme, most participating lenders will still ask you to demonstrate at least some genuine savings, even though Lenders Mortgage Insurance isn't charged. The scheme removes the LMI cost, but it doesn't remove the lender's assessment of your ability to save consistently.

Bellbird Park buyers typically need to show savings of around $42,000 to $45,000 to cover a 5% deposit and settlement costs on a property around the suburb's median. Those funds need to have been accumulated progressively, not deposited in a lump sum the week before you apply.

Ignoring the Settlement Cost Line Items

The deposit is only part of what you'll need at settlement.

Stamp duty is often the largest single cost. In Queensland, first home buyers purchasing an established home valued up to $709,999 receive a maximum first home concession deduction of $17,350. The concession phases out in $10,000 bands and reaches nil at $800,000. Duty is reduced, not eliminated. On a property purchased for $841,750 in Bellbird Park, the first home concession would be approximately $7,350, reducing your duty bill but not removing it entirely. If you're buying new, the first home new home concession eliminates transfer duty on the residential land component for contracts signed from 1 May this year, with no price cap.

Beyond duty, you'll need to cover pest and building inspections, conveyancing or solicitor fees, loan establishment fees if your lender charges them, and title registration costs. Budget at least $5,000 to $8,000 for these items combined, and more if you're buying in a price range above $1,000,000 where some fee schedules increase.

Maxing Out Your Borrowing Capacity Without a Buffer

Just because a lender will approve a certain amount doesn't mean you should borrow it.

Lenders assess your borrowing capacity by applying a serviceability buffer, typically 3% above the actual interest rate. At current variable rates, that means your repayments are being tested at around 9.5% to 10%. If rates rise further or your circumstances change, you'll still need to meet those repayments from your actual income. We regularly see buyers who borrow at the top of their approved range and then find they can't afford to replace a fridge, service the car, or take a week off work without financial stress.

Leave room for life. If your approved borrowing limit is $700,000, consider whether a property at $650,000 gives you the buffer you need to manage rate rises, emergency repairs, or a temporary drop in income. Bellbird Park's house median of $841,750 reflects a market where buyers are purchasing at or near their capacity. Make sure your repayments leave you with enough cash flow to live, not just survive.

Overlooking Offset Accounts and Loan Features

Not all home loans are structured the same way, and the features you choose now will affect your financial flexibility for years.

An offset account links to your loan and reduces the interest charged on your balance by the amount you hold in the offset. If you have a $600,000 loan and $20,000 sitting in a linked offset account, you're only charged interest on $580,000. You keep full access to the $20,000, unlike a redraw facility where lenders can change access rules or impose withdrawal restrictions. Some participating lenders under the Australian Government 5% Deposit Scheme offer offset accounts, but not all do. Confirm the features available before you commit.

Fixed rate loans typically don't include offset accounts, and some restrict extra repayments to $10,000 or $20,000 per year without penalty. If you're considering a fixed rate structure to lock in certainty, understand what you're giving up in flexibility.

Applying for Multiple Credit Products During the Purchase Process

Every credit application you make generates a hard enquiry on your credit file, and lenders review that file at pre-approval and again at settlement.

If you apply for a car loan, a personal loan, or a new credit card between pre-approval and settlement, the lender will see it. Multiple enquiries in a short period signal financial stress or a lack of planning. In some cases, the new debt will reduce your borrowing capacity enough that your original approval is no longer valid. We've seen buyers lose their finance approval two weeks before settlement because they financed a $15,000 car and the additional monthly repayment pushed their serviceability ratio over the lender's threshold.

If you need a car, buy it before you apply for your home loan, or wait until after settlement. The same applies to buy-now-pay-later accounts, store credit, and phone payment plans. Lenders treat them all as ongoing credit commitments.

Skipping the Pre-Purchase Loan Structure Conversation

Most first home buyers focus on getting approved and then work out the loan structure later.

That approach costs you. The loan structure you choose at the start determines how much interest you'll pay, how quickly you can reduce your balance, and how easily you can access equity down the track if you want to buy an investment property or refinance. If you're buying in Bellbird Park with the intention of upgrading to a larger home in Forest Lake or Augustine Heights in five years, your loan should be structured to support that plan from day one. Split loan structures, where part of your borrowing is fixed and part is variable, can give you rate certainty while maintaining offset and redraw access on the variable portion.

Don't wait until settlement week to ask about loan features. That conversation should happen at pre-approval stage, when you still have time to compare lenders and structures without delaying your purchase.

Call one of our team or book an appointment at a time that works for you. We'll walk through your savings position, your borrowing capacity, and the loan structure that fits your circumstances, not just the property you're buying today.

Frequently Asked Questions

What counts as genuine savings for a first home loan?

Genuine savings are funds you've held in your own name for at least three months before applying. A gift, tax refund or recent bonus won't qualify unless the money has been in your account for 90 days. Lenders want to see consistent saving behaviour, not a one-off deposit.

Can I change jobs after getting pre-approval?

You can, but lenders reassess your employment and income at settlement. If you start a new role, most lenders require at least three months of payslips from your new employer before releasing funds. Changing jobs during the purchase process can delay or block settlement.

Do I still need genuine savings if I use the 5% Deposit Scheme?

Most participating lenders still require you to demonstrate some genuine savings, even though the scheme removes the Lenders Mortgage Insurance cost. The scheme guarantees part of the loan, but lenders still assess your ability to save and manage repayments.

How much should I budget for settlement costs in Queensland?

Budget for stamp duty, which is reduced but not eliminated for first home buyers of established homes, plus at least $5,000 to $8,000 for inspections, conveyancing, loan fees and title registration. If you're buying new, the first home new home concession removes transfer duty on the land component.

Should I borrow the full amount the lender approves?

Not necessarily. Lenders test your repayments at a rate around 3% higher than the actual rate, but borrowing at your maximum capacity leaves no buffer for rate rises, emergency costs or income changes. Borrowing less than your approved limit gives you financial breathing room.
