If you bought or exchanged contracts before that date, you can continue to offset rental losses against your ordinary income for as long as you hold the property. Properties classified as eligible new builds retain full negative gearing benefits even if purchased after the cut-off date. An eligible new build is one constructed on previously vacant land or a development that increases the total number of dwellings on the site. A knock-down rebuild that replaces one house with another is not eligible.
The change does not stop you from claiming deductions for interest, rates, insurance, or maintenance. Those expenses are still deductible. The restriction applies only to the net loss.
